Real Estate
Gifts of real estate may include developed or undeveloped property. These include physical property such as structures, agriculture products, minerals, and other property rights that can be transferred by deed. Because of the legal costs and possible financial burdens associated with gifts of real estate and depending on the value and desirability of the gift, the following guidelines must be complied with before a gift of real property is considered for acceptance by CCHS.
CCHS will need the donor to provide basic information including:
- Address of the property
- Assessor’s parcel number
- Description of all improvements to the property
- Copy of the deed
- Copy of the current year’s tax bill
- Substantiation of zoning status; if applicable
- Description of known or suspected hazardous material contamination
- Disclosure statement for any gift of real property, covering such items as is typically contained in such disclosure statement
- Appraisal of fair market value dated within 60 days of the gift
If interested in this type of gift, please contact Chautauqua County Humane Society Development Coordinator Holly Mullard at hmullard@chqhumane.org or call 716-665-2209 x214 to discuss further.
